Issue the Award.
When the dispute refers to works which can be carried out under the Act, there are three optional activities, in addition.
Undertake a conditon survey of the Adjoining Owner's property, before the works start.- This pre-works survey can be done before the Award is issued, in which case it forms part of the Award.
Inspect the works when they are being done, and at completion.
Undertake a condition survey of the Adjoining Owner's property, after the works finish, to confirm if any damage has been caused.- This check survey is generally done as a matter of course, but a check survey is only needed if the Adjoining Owner discovers any damage, and that damage wasn't recorded in the pre-works survey. If necessary this should be done up to one year after the works are finished - after that it becomes difficult to determine if the damage has been caused by the works, or by some other cause.
