Condition Survey
If a condition survey of the Adjoining Owner's property hase not been carried out by the Surveyors as part of the Award, then it should be completed immediately before work starts.
On Site
Once the work has started, the Surveyor(s), and construction specialist advisers if necessary, traditionally visit site to check that the Award is being complied with, to inspect particular items of work, or examine exposed existing construction. These visits will be noted in the Award and the type and frequency depend on the project.Other visits may be required if the Building Owner wants to make, or has made, changes to the work as shown on the drawings and specifications recorded in the Award. These changes may be agreed between the Owners, or the Surveyor(s) if they have been authorised.
The Surveyor(s) may need to inspect the works if a further dispute develops between the Owners, because of, say, excessive noise or dirt, bad workmanship, or change in work content.
It should be noted that the Act doesn't require Party Wall Surveyors to inspect works in progress, or on completion. They do not have a supervisory role.
After Completion of the Works
If the condition survey of the Adjoining Owner's property has been carried out by the Surveyor(s), then they will re-survey the property after completion, and determine if any damage has occurred.
If there is damage, then the Building Owner will be required by the Adjoining Owner to;-
- make good the damage
- in which case the Surveyor(s) will undertake site inspections to ensure satisfactory completion; or
- pay compensation
- in which case the the Surveyor(s) will assess the cost of remedial works.
