Line of Junction Notice

A Line of Junction Notice must be served on all Adjoining Owners affected by the proposed work, one calendar month before the work is due to start.

There are two types of work:- a wall to be built on the boundary line, and a wall to be built on the Building Owner's land but at the boundary.

Within 14 days of the date of the service of a Notice for a wall to be built on the boundary line, the Adjoining Owner must respond with a Consent Notice, otherwise the wall must be built on the Building Owner's land.

A Notice for a wall to be built on the Building Owner's land but at the boundary needs no response.

The construction of special foundations is not a right for this type of work.

A Line of Junction Notice must include
  • (a) the name and address of the Building Owner;
  • (b) the nature and particulars of the proposed work;
    • drawings may be used if describing text is not clear enough;
  • (c) the date on which the proposed work will begin.

 

The Notice should include
  • (i) the name and address of the Adjoining Owner;
  • (ii) the date of the Notice
  • (iii) the Building Owner's signature
